Our 2025 survey saw 86% of our clients rating our services as having improved or remained the same, since they first began using Jennings & Barrett as their Managing Agent. Of these, 50% selected “maintained” and 34% selected “improved”.
2025 – 2026 saw us implement a range of new technologies, processes and systems across our teams and services – take a look at our Knowledge Hub or our Directors’ Bulletin Library, where you can see some of these improvements.
As a result, 88% of clients* believe we’re delivering our highest ever quality service for Block & Estate Management – whilst this percentage is similar to the previous years survey, the make up of this statistic has drastically changed, with 50% selecting “improved”, 35% selecting “maintained”, and a reduction in the proportion of clients who selected “reduced”.
Our Service Quality Over Time: Aging Like Fine Wine
“It has been a great experience working with J&B as the directors were approachable and helpful”
Our “Named Property Manager” service continues to excel within the industry.
We provided two versions of the survey to clients: the first focussed on developments recieving our cornerstone, “Named Property Manager” service. The second was for small blocks who, due to their size and resource constraints, do not have a Named Property Manager. Without a doubt, the data clearly shows the benefit of our core service model.
We’ve been in business since 1910 because we focus on building long-term relationships with our clients: Our Named Property Management structure ensures that clients get one single point of contact, which ensures that there is a primary point of both accountability and responsibility for their development.
Ethical business practices – everyone deserves good Block & Estate Management
We know small blocks struggle to get fair support within the wider industry. It’s a myth that smaller blocks are easier to manage – they still require the same services and protections as larger developments, utilising support from our wider Block Management teams across Accounts, Legal Support, Compliance and Operations.
We therefore continue to work with these clients on a case-by-case basis, ensuring value and delivering support through a standardised, less hands-on service that still provides fair value and trusted advice.
However, this data reinforces our belief that our tried-and-tested service model, in which clients receive a Named Property Manager, is the best way to deliver Block & Estate Management – and it’s this service model that we prioritise delivering, going forward.
We score:
for value in comparison to experiences of previous Managing Agents.

FAQ
The Directors’ Feedback Survey is an annual exercise in which Jennings & Barrett ask clients of their Block & Estate Management service to provide us with feedback about our service quality, team performance, and impact.
Questions are provided as rating scales, multiple-choice, or as open-answer/”free text” options. This helps us gather both quantitative and qualitative data so we can benchmark our services and identify areas for improvement.
Our first feedback survey and its subsequent report were conducted in 2025 – we ran one survey (compared to two surveys in 2026), and then analysed by block size in order to get a better understanding of the data we had collected. You can view 2025’s reports here.
For 2026, we opted to provide two versions of the survey to aid the analysis of data.
Additionally, 2025’s size categories were slightly different: As the average block size in the UK is 15, we used “under 15 units” as the smallest size category. For 2026, we decided to go with “under 10 units”, as clients of blocks with less than 10 units are less likely to have a Named Property Manager. We have now reanalysed 2025’s results to match 2026’s block size categories. These can be seen here.
We believe that the best Property Managing Agent services come from having strong relationships with our clients. Usually, blocks are assigned to a specific Property Manager within our team who has prior experience of managing blocks of a similar profile – e.g., listed buildings will have a Senior Property Manager with experience managing listed buildings, mixed-use developments will have a Property Manager with experience of managing mixed-use developments, high-rise residential developments will have a Property Manager with experience navigating the Building Safety Act 2022, and so on.
This ensures one key person within Jennings & Barrett takes responsibility for helping RMC/RTM Director Boards set their block and estate management priorities and Key Performance Indicators (KPIs), and assisting them in achieving them.
Our Property Managers also have a Property Assistant to support them and their portfolios – the Property Assistant is a junior staff member who is on the Property Manager career path and are working through their professional qualifications. They take care of Leaseholder engagement and communication for the development, and will assist with the administrative management for the Company and the development.
Overall, this approach to providing a Block & Estate Managing Agent service ensures that clients get the most consistency and impact possible.
Jennings & Barrett’s core values are: Trust, Proactivity, Quality, and Community – transparency and accountability plays a key role in each of these values.
We are also aware of the overall low level of trust in our sector, yet we’ve grown over our 115+ years because of the relationships we have with our clients, and we want to see higher standards across the industry to deliver better services at value.
Publishing our Feedback Reports therefore helps us to reinforce our values, showing our ongoing commitment to professionalism and expertise.
Block & Estate Managing Agents look after your most important assets: Your home.
Whatever the size of your development, there’s more to management than meets the eye. As Managing Agents, we provide clients with:
- Financial and budgetary management – from preparing annual budgets to collecting and issuing service charge and reserve fund payments – you’ll want a managing agent who keeps your monies protected appropriately and provides financial oversight.
- Compliance advice and support for legal aspects such as company law, health, safety & fire legislation, building insurance. It’s important that your managing agent has the necessary knowledge, alongside tried-and-tested processes and appropriate methods of record keeping, to keep you protected across the board.
- Contractor, site and works management – you want to get high-quality workmanship and services, without the stress.
- Resident communications and support.
The delivery of great block management requires large amounts of funds. Choosing a trustworthy agent means you’re protected against the misuse of those funds.
1. Longevity:
Jennings & Barrett have been providing property services for over 115 years, and our longest client relationship is now over 50 years. Over this period, we’ve seen Block & Estate Management change substantially – compared to just 2009, the RICS Service Charge Management Code is now over 240% larger in size, and there’s an additional 22 pieces of legislation that a Property Manager must be aware of and advise (or know when to refer to specialists) for. We’ve seen resident communication change from in-person appointments and post, to phone and fax, to phone, emails and portals.
We’ve been in business since 1910 because our independence allows us to adapt to the changing economic, technological and legislative environments, and provide personalised services that meet client needs – whilst retaining the same customer-centric approach that Jennings & Barrett have always had. We hope to be able to provide local, professional, independent property services for years to come.
2. Client trust & accreditations
Since 1910, our business has grown through client referrals and social proof. We’ve also taken on more and more memberships and accreditations. Our TPI and RICS accreditations show that we reach the highest standards of Code of Practice and legislative compliance.
3. Transparency & Financial Guards
For living on a well-maintained estate, financial stability is key. Our clients have access to financial reporting through their portal accounts, and hold client funds in separate trust accounts, protected under the UKALA Client Money Protection Scheme. We provide further protection for client funds under our own fidelity insurances. Find out more about our financial transparency practices in our Block & Estate Management Brochure.
The proof is in the pudding: Blocks with a named property manager consistenty report higher levels of satisfaction than blocks without named property managers.
A named property manager ensures that you have a key “Account Manager” within Jennings & Barrett who takes responsibility for your development. They’ll work with your board of Directors to:
- Set your block Key Performance Indicators (KPIs) / priorities for management.
- Produce your annual service charge budget.
- Conduct company business appropriately.
- Communicate with Residents.
- Ensure that you have access to the appropriate professional advice.
- Support compliance with relevant legislation.
They will also:
- Perform your site inspections and manage contractors.
- Ensure that your block KPIs/management priorities are met.
- Work with the Jennings & Barrett accounts team to raise service charge demands, collect funds, and manage service charge accounting appropriately.
At Jennings & Barrett, your Named Property Manager is supported by a Property Assistant (PA – a junior Team Member who is on the Property Manager career path). They take an active role in the management and care of your development, aiding the Property Manager with their duties. They also typically manage day-to-day Leaseholder needs and help to keep our Leaseholder portal, property and asset records, and other systems are maintained and updated appropriately.
As a result, Jennings & Barrett clients with Named Property Managers get proactive, expert-level support and advice to help them improve their living environments.
