Effective Management of a Grade II Listed Riverside Development

This historic warehouse conversion is a Grade II listed mixed-use riverside development located in Shad Thames, SE1. Comprising approximately 80 residential and commercial units, the building includes shared facilities and infrastructure arrangements with an adjacent development. Jennings & Barrett has managed the development since November 2021.

As a Building Safety Regulator registered development with heritage considerations, commercial occupiers, shared facilities and complex compliance requirements, New Concordia Wharf demands a proactive and highly structured management approach.

The estate approached Jennings & Barrett as we were already managing their neighbouring development, which is also a Grade-II listed, luxury residential building fronting the River Thames. The two estates share some facilities, as well as an on-site staff member.

Implement a strong compliance framework

Our team implemented and maintain robust health and safety processes, regular Fire Risk Assessments, Building Safety compliance activities and resident engagement initiatives to help ensure the development remains compliant with an increasingly complex regulatory landscape.

Manage assets proactively

Following our in-depth onboarding process – which includes extensive auditing frameworks – we have been able to ensure that Directors can make informed decisions about future maintenance and investment priorities.

We assist with the commissioning of specialist surveys and inspections in line with the water-front, high-rise, and listed development particulars of the building.

The estate includes a communal residents’ swimming pool and facilities, which also benefit from our extensive expertise.

Installing EV charging for the benefit of EV owners

Working alongside the Directors, we supported the installation of electric vehicle charging facilities within the underground car park and helped establish a user-funded ownership model to allow future expansion whilst minimising costs for non-users.

Reducing costs, delivering value

Our insurance procedures secured an 18% reduction in building insurance costs, and our long-term asset protection support and infrastructure investment strategies helped to strengthen the long-term resilience of this breathtaking, historic development.
