The latest Rightmove House Price Index for April 2026 is out and for South London homeowners thinking of selling, the message is clear: the market is steady, but pricing matters more than ever.
According to the report from Rightmove Mortgage Tracker, the average two-year fixed mortgage rate rose to 5.42%, adding roughly £235 to a typical monthly mortgage payment. Whilst buyer demand is 7% lower than the strong stamp-duty-driven market of 2025, agreed sales are only 3% behind last year.
That means buyers are still out there. They are just being more selective.
So, is now a good time to sell in South London?
Yes, but with the right strategy.
Rightmove’s property expert, Colleen Babcock, puts it this way:
“The combination of rising mortgage rates and the number of homes for sale being at its highest level for the time of year over a decade, means that competitive pricing is crucial for sellers looking to attract buyer interest and secure a sale this spring.“
In South London, the average time to secure a buyer is currently around 224 days. Properties that are overpriced can sit for much longer – according to Rightmove, over 1,600 properties in this patch have been on the market for over a year!
Correctly pricing homes is key to finding your buyer quickly – in comparison to the above, Jennings & Barrett’s pricing strategies and bespoke marketing plans means our average listing sells 190% faster than listings by high street agents – we are currently at 101% for listing value achieved upon the completion of sale(average). This means we’re experts at pricing properties accurately and finding appropriate buyers, with minimal disruption to our clients.
We’ve even been able to quickly find buyers for South London apartments – a notoriously hard market at the moment. Take a look at our Dittisham Road and Royal Herbert Pavilions listings to see how they performed

What Does This Mean For You?
If you have been considering selling, or if your property has been on the market with no real interest, now is the time to review your approach. The days of pricing optimistically and waiting for a buyer are fading. Success in this market comes down to three things:
- Realistic, data-driven pricing – not guesswork.
- Local expertise – an agent who knows South London’s micro-markets.
- Proactive marketing – pre-qualifying viewers and getting your property in front of serious buyers who are ready to purchase. This means less viewings, but higher likelihood of finding a buyer who’ll complete the purchase.
